So that rental lady finally moved out after 9 years. She was never late, but constantly asked me to fix silly things like replacing light bulbs and stuff

Anyway, shes out and well the house is gross. Feedback from potential buyers was that it was in such poor condition they were overwhelmed with the amount of work that needed to be done

Lenny got me some contact numbers for 2 contractors today, 1 for flooring and 1 for paint. Gonna give them a call and get some estimates on having that done. In addition I got quiet a fix it list

Looks like im gonna be spending my evenings and weekends out there getting stuff taken care of so we can sell it.

That just sucks. My parents had a few renters do over 10k in damage to the house. It was a pain dealing with ins and they had to take the one renter to court to cover some stuff ins wouldn't.
Oh the joy of being a landlord.

painters finished up yesterday, carpet was done today

this weekend we are installing bathroom cabinets, countertop, sinks, faucets, kitchen lights and mowing the yard

hoping we can have it ready on monday to be back on the market
